The Mission :
In the context of a primary Investment research in retail assets, depicted under the disposal process of several assets, initiated at the end of 2008 by the Apsys and Euris Group, identify the most secure shopping centre for Foncière Investissement (Crédit Mutuel Arkéa) and proceed to an investment analysis and upside potential.
The Solution :
Draco Partners conducted a study based on a group of similar transactions which had occured since 2007 and determined that Fleur d’Eau (13.000 m² GLA for 12 tenants, including anchors Monoprix, Saturn, H&M and Esprit) was the the most suitable out of the 3 shopping centres proposed to market investors.
The Result :
Foncière Investissement investment decision and proposal was based on the analysis executed by Draco Partners in terms of the letting risks and the upside potential. The global investment of cerca 37 million € corresponds to an initial net yield of approx. 7%. This transaction signed in April 2009 was the first one to be achieved in this asset category in France since 2009.
