The Mission :
In the context of an investment research initiated at the beginning of 2007 by OFI Reim, a French player in the world of investment, Draco Partners has taken on a mission with the aim to identify a building within the Parisian market and then negotiate the acquisition arbitrated by insurer group AGF.
The Solution :
Draco Partners assisted the purchaser in carrying out the complete analysis of the potential of this mix of retail, office and residential building.
The Result :
The analysis in particular, showed under-valorisation of the offices’ rental income, a capacity to optimise the income released by the retailers and to create an additional income on the last unoccupied floor. OFI Reim was able to offer on behalf of its fund under management FOSCA, the best price and thus bought in July 2007 to AGF this multi tenant Haussmannian building of 3.412 m². The investment generates an initial annual rental income of approximately 900,000€.
